Application Requirements
Each applicant must be 18 years of age or older.
A completed rental application is required for every adult.
A valid government-issued photo ID must be provided.
Application fee $45
Income & Employment
Gross Income per month equal to 3 x rent (negotiable)
Acceptable proof of income includes recent pay stubs, bank statements, or employment verification.
Credit Screening
Credit score 600 + (negotiable)
Credit history will be reviewed to confirm responsible financial behavior.
We may evaluate factors such as credit score, payment history, and outstanding debts.
Meeting credit guidelines does not guarantee approval but is considered with other application factors.
Rental History
Good rental history
Positive rental references from current and prior landlords are required.
Evictions, broken leases, or excessive late payments may result in denial.
Background Check
Passing background check
A criminal background check will be conducted for all applicants.
All decisions comply with Fair Housing laws and applicable state/local guidelines.
Occupancy Standards
A security deposit is required at the time of lease signing.
A non-refundable application fee is due with each submitted application.
Additional deposits or fees may apply depending on screening results.

Standard occupancy is two persons per bedroom, plus one additional person.
